What is a Commercial EPC?

A Commercial Energy Performance Certificate (EPC) is a legal requirement for commercial properties being sold, rented, or newly constructed. Minimum Energy Efficiency Standards (MEES)

MEES regulations set minimum EPC rating requirements for commercial properties:


Current Requirement: Since April 2023, all rented commercial properties must have an EPC rating of at least E. This applies to new leases as well as existing tenancies.


Non-Compliance Penalties: Landlords failing to meet this standard risk fines of up to £150,000, potential enforcement action, and restrictions on letting their property. Local authorities have the power to impose penalties and list non-compliant properties on a public register.


Future Changes: The UK government has outlined plans to increase the minimum EPC requirement to C by 2027 and B by 2030. This means landlords will need to take action sooner rather than later to avoid costly upgrades and ensure compliance with tightening regulations.


Exemptions: Some buildings may qualify for exemptions, such as those that would require disproportionate costs to improve, properties due for demolition, or buildings where energy efficiency improvements would not be technically feasible.

 

However, exemptions must be officially registered and are subject to review.
